1. May-November Basic Rate: $165/Night, includes Master bedroom with King Bed & Full (Double) Futon in Living Room (suitable for 1 Adult or two Small Children), both bathrooms and all amenities of the house available.
2. Two(2) Queen Bedrooms available for additional guests for $35/Night each, otherwise Queen Bedrooms are secured.
3. Minimum Stay of 5 Days may be reserved in advance for desired dates.
4. 12% Room tax applicable for stays less than 90 days.
5. Three (3) page Contract to be signed by Guest and Owner with Check for Rental  Amount and $250 Check for Security/Damage Deposit. Security check is held, not deposited, until Owner inspects property after stay.
6. Pets are discussed on a "Case-by-Case" basis.
7. Cleaning Fees are not normally charged except under unusual circumstances.
8. Winter Rates & Rental Periods of more than One Week are Negotiable. A 90 Day plus Lease is considered Long Term & Not Subject to 12% Room Tax.
9. Linen Discount:
   If Guest brings bed linens for standard King/Queen/Double Futon (loose & fitted), towels and pillow cases the Owner will provide table cloths, mattress covers, pillows, blankets, kitchen linens and will pay 12% room tax for guests.
10. Extended Stay Discount:
    Rent Six (6) days, get One (1) day FREE
    Rent Eleven (11) days, get Three (3) days FREE
    Rent Fifteen (15) days get Six (6) days FREE
    Rent Nineteen (19) days get Nine (9) days FREE.
    Rent Twenty (20) days get Ten (10) days FREE
11. Last Minute Discount:
    Last Minute reservation requests for 2-4 days considered 8 days or less in advance of desired dates depending on availability. Occupancy limited to 2-3 guests only using master bedroom and double futon in living room plus all the amenities of the house.
